The Energy Efficient Commercial Buildings Tax Deduction (CBTD) is a special financial incentive created by the Energy Policy Act of 2005 and designed to reduce the initial cost of investing in energy-efficient lighting and other building systems via an accelerated tax deduction.

This special tax deduction allows building owners (or tenants) to write off the complete cost of upgrading a building’s indoor lighting, HVAC/hot water and building envelope in the year the new equipment is placed in service, up to $1.80/sq.ft. Alternately, the owner (or tenant) could upgrade one of these three systems to earn the CBTD up to $0.60/sq.ft. In short, with the CBTD, the cost of new lighting or other building systems can be claimed in a single tax year instead of amortized over a period of years.

The CBTD expiration date has been extended twice, most recently by the Energy Independence Act of 2007 (EISA). With this extension, the CBTD can be claimed for qualifying projects completed before January 1, 2014.

Mode:Green is leading the way by providing you with information regarding this opportunity. We can provide the certification report including building simulation required for the building owner or tenant to claim the EPACT tax deduction.

Lighting

Lighting is a major contributor to monthly power bills. One way to counteract this is through LED lighting or light-emitting diode. LED is the illumination technology of choice for both commercial and residential applications when it comes to sustainability, corporate responsibly, and reduced environmental impact. LEDs contain no mercury or lead and significantly reduce emissions such as Co2. Traditional incandescent lights use only about 10% of the energy they consume to produce light, while the rest is burned off as unproductive heat. Mode:Green systems can control and reduce overall light usage and power consumption, while extending the life of your bulbs. Additionally, Our LED partners have created second generation LED lighting that allows more features with dimming and color appearances. We offer the highest quality LED lighting solutions available to lower your energy consumption.

Water

Water is another major monthly consumable in businesses and residences. The Mode:Green water management system interacts with building water and irrigation systems as well as the local weather to reduce water consumption by up to 60%. It will also sense maintenance problems such as slow leaks and broken pipes.

HVAC

HVAC systems in most cases make up approximately 50% of the energy bills of buildings. Intelligent control of these systems can reduce this consumption by up to 35%. Mode:Green systems intelligently manage this HVAC use and other systems without impacting overall comfort. Chiller Optimizers improve operational efficiency and use their proprietary algorithms to provide automated control and optimization of any chiller. Programmable thermostats can save you anywhere from 24% - 49% on your energy bill depending on climate and parameters set forth by management. The reduction is achieved by integrating the Mode:Green observatory control system and your Property Management System. These added elements would result in increased savings to your overall bottom line.

Mode:Green Observatory

Mode:Green has developed its own software programs to fill the existing void of being able to accurately track your utility consumption on a room by room basis. The Mode:Green system gathers a substantial amount of data for tracking and provides a real-time dashboard of current room status. Mode:Green’s software solutions consist of three applications: Airflow, Observatory and Microscope. These solutions combine to create a comprehensive data collection repository. The data gathered from the platform is a valuable resource to analyze trends of building utility usage and potentially achieving incentives from state or federal government programs.
